Honolulu retail, office building listings present opportunities for owner-users

Several recent listings along S. King Street in Moiliili present opportunities for office tenants ready to buy their own buildings.

Colliers International Hawaii recently listed 1809 S. King St., a corner property with two structures, for $1.98 million, and the three-story Pemco Building at 1632 S. King St. for $2.98 million, while CBRE recently listed a two-story office building at 1540 S. King St. for $3.5 million.

The 1809 S. King property is currently leased to the Mediterraneo restaurant until Aug. 31, 2024, but Colliers is marketing it as an opportunity for an owner-user. The 10,308-square-foot Pemco building, which has 3,436 square feet of space for parking on the ground floor, is being marketed to owner-users as well.

“These are really good opportunities for owner users, companies that are just ready to own their own buildings,” Nathan Fong, senior vice president and retail services division leader at Colliers International Hawaii, told Pacific Business News.

Fong noted that both properties are zoned BMX-3, which allows office, retail and residential use, as well as limited-service hotels.

The 1540 S. King St. property was also marketed to owner-users and went into escrow with one such buyer this week, Trent Thoms, first vice president in CBRE’s advisory and transaction services division in Honolulu, told PBN.

The seller, the owners of Paradise Cruise Ltd., is seeking to lease the building back until the second quarter of 2021, which is when the company’s new headquarters in Kalihi will be ready. The company, which operates the Star of Honolulu, bought the former Foremost Dairies Hawaii site, four acres on Kamehameha Highway near the Oahu Community Correctional Center, in 2013 for $20 million and expects to be done with the new building there.
